Restaurants/Takeaways

(A3/A5)

 

​All proposals for restaurant and takeaway uses known as A3 and A5 uses are undertaken.  These deal with traffic noise and loss of retail issues.

 

 

Conversions into self contained flats/HMO's

 

We deal with conversions of properties into self contained flats, together with proposals for use as houses in multiple occupation (HMO's). These respond to requirements that ensure accommodation meets with living standards.

 

Day Nurseries 

(D1)

 

Our office deals with all proposals for conversions and use of properties as day nurseries (D1).  We will present information which deals with parking and traffic noise issues.

 

Countryside

​Our experience includes proposals for extensions to houses in the green belt, the conversion of farm buildings into residential accommodation and the erection of outbuildings.  In order to obtain permission or a successful appeal current countryside and green belt policies would need to be addressed

Hand Car Wash

​

A number of hand car wash and valeting uses in buildings and open car parks have been dealt with by our office.  In order to achieve planning permission or a successful appeal, issues such as traffic, parking and noise need to be dealt with in detail.





Extensions to Opening Hours

​

Late night opening hours are essential to the success of businesses and therefore a thorough and detailed case needs to be made which takes account of traffic, parking, noise and disturbance.

​Mini Cab Offices
​
​Our experience includes proposals for mini cab offices in shopping parades and residential areas.  Issues include details of day to day management of the use and traffic implications, together with dealing with matters such as noise and disturbance.

Residential Care Homes
​
These proposals would involve homes for the elderly, people with disabilities, young people with learning difficulties and persons with mental illness requiring residential care.  Obtaining planning permissions would need to be justified on traffic grounds and the implications for local residents.

Enforcement Notices
​
Enforcement notices served by the council are aimed at the removal of buildings, extensions which do not benefit from planning permission and may also prohibit the current use of land/buildings which do not have planning permission. We provide a specialised advocacy service for dealing with enforcement notice appeals which would be aimed at retaining buildings/extensions and allowing for a use to continue.
